Texas property management.
One standard.
Whether you are handing us a healthy property or one that needs recovery, the operating standard never changes. Only the starting point does.
Two ways to begin with Alta.
Alta Launch
Vacant homes listed in days, occupied homes in about two weeks, communities in 30 to 60 days.
Explore LaunchAlta Turnaround
Recovery for an underperforming apartment community: a 12-month recovery plan built to stop the loss.
Explore TurnaroundWhat you get, regardless of the program.
And one constant behind all of it: every owner gets a dedicated portfolio account manager, a single point of contact who knows your assets and your goals, not a rotating call center.
Transitions & Due Diligence
We run full takeover diligence before we hold the keys: lease audit, unit-by-unit inspection, and financial review. Then we migrate records and banking, move rent collection over, and notify residents.
Leasing & Placement
Rigorous applicant screening and lease execution that secures qualified, long-term residents, not just a body in a unit.
Marketing & Advertising
Sharp listings, wide syndication, and a strong online presence that put your units in front of qualified renters and lease them faster.
Maintenance & Make-Ready
Coordinated, documented maintenance and efficient unit turns that preserve the asset's condition and minimize downtime between residents.
Construction & Renovation
Capital improvements and value-add renovations managed end to end through Alta Works: scope, budget, and vendor execution under one accountable team.
Vendor Management
Vetted, insured crews held to scope and price. We bid the work, confirm coverage, and hold vendors accountable so it's done right the first time.
Revenue & Pricing
Ongoing market analysis and data-informed rent optimization that maximizes income while keeping vacancy low.
Accounting & Financial Management
Trust accounting, monthly owner statements, and audit-ready financials done right every period, so you always know exactly where your asset stands, down to the dollar.
Risk & Insurance
We keep the asset protected: required coverage verified, vendor insurance tracked, and when there's a loss, we document the damage, help you open the claim, meet the adjuster on site, and coordinate the repairs. Loss prevention is built into how we operate.
Compliance & Inspections
Fair-housing adherence, local registration and permits, and routine inspections: the regulatory side handled so the property stays compliant and protected.
Performance Reporting
A live owner portal keeps statements, work orders, and leasing activity at your fingertips around the clock. On top of it, Alta IQ, your monthly performance report, distills occupancy, collections, NOI, and variance to plan onto one clear page. Performance, not just a statement.
Resident Retention
Fast, respectful service and a renewal-first approach that keeps good residents in place and protects long-term occupancy.
Questions owners ask first.
It starts before takeover. We run full due diligence before takeover so we arrive with a game plan. On takeover day the property moves onto our systems, then we run it under Alta Launch (days for a vacant home, about two weeks for an occupied one, 30 to 60 days for a community) or a 12-month Turnaround.
We bring them onto Alta systems, including moving rent collection over and notifying residents. Work orders and resident communication carry on through the handoff.
We move on your program timeline. With Alta Launch, a vacant home is listed in days, an occupied home is running on our systems in about two weeks, and a multifamily community moves over in 30 to 60 days. Alta Turnaround starts its 12-month recovery plan at takeover. The only thing that can change that: if you're already managed by someone else, your current agreement's notice or termination terms set how soon you can leave. We'll help you find the notice and termination terms and coordinate a clean handoff. If a clause is unclear, a real estate attorney can tell you exactly what it requires.
Yes. Every owner gets a live portal with statements, work orders, and leasing activity, plus a monthly Alta IQ performance report distilling the numbers that matter. Transparency is the default, not a feature you request.
A dedicated portfolio account manager: one person who knows your properties and your goals and stays your direct line for everything. No call center, no getting passed around. You always know exactly who has your portfolio.
Both, statewide across Texas. Our SF and MF playbooks are different by design, but the operating standard behind them is identical.
Dallas property managers commonly charge about 8 to 12% of the rent they collect each month, though some charge a flat monthly fee instead. On top of that, expect a leasing fee when a new resident moves in, usually 50 to 100% of one month's rent, and often a lease renewal fee, commonly $150 to $400.
The monthly percentage is only part of the picture. Before you sign with anyone, ask whether they mark up maintenance invoices, whether they charge while the home is vacant, whether there are technology, inspection, or year-end fees, and what it costs to cancel. A lower percentage with several add-on fees can easily cost more than a higher rate with none. Our Texas cost guide breaks down every fee to expect.
Alta Residential quotes every property individually. Request a proposal and we'll give you a written quote with every fee spelled out.
Switching is simpler than most owners expect. Start with your current management agreement: look for the notice period (for example, 30 days), any termination fee, and any clause covering residents the current manager placed. Then give written notice as the agreement requires.
During the handoff, your current manager should transfer the security deposits, the signed leases and applications, the rent ledger and any balances owed, keys and access codes, vendor and warranty information, and your maintenance history. Residents should get written notice of the new manager's contact information and where to pay rent, so no payment falls through the cracks.
When you switch to Alta Residential, we coordinate the transition for you: we request the files and deposits, set residents up on online payments, and time the changeover to the start of a rent cycle whenever possible. Our switching guide walks through every step.
Every engagement includes transitions, leasing and screening, marketing, maintenance and make-ready, vendor management, rent pricing, trust accounting and monthly statements, risk and insurance tracking, compliance and inspections, owner portal reporting, and resident retention, with every fee spelled out in your written proposal. There's no markup on routine repairs and no charge for portal access or year-end tax documents, and one dedicated account manager is your direct line for everything.
